I — The Difference

A procurement partner that has done the install

Systems backed by over a decade of industry experience.

Sourcing from the largest trade catalog, our staging pieces are bought, received, inspected, installed, removed, stored, and installed again. We put those systems and that product depth behind your projects, and work out of sight so you can focus on the parts you love.

  • 10+ — Years in FF&E
  • 900+ — Rooms staged
  • 10K+ — Pieces sourced and handled
  • 400K+ — Square feet furnished

II — The Work

What Guildmark does for the trade.

FF&E procurement is everything between a design decision and a furnished room: ordering, tracking, receiving, inspecting, storing, and installing. It is usually split across a purchasing agent, a warehouse, and an install crew, with you coordinating the gaps.

We bridge that gap. Guildmark sources, purchases, stores, and installs furniture, fixtures, and equipment for developers, interior designers, and architects. One company, from purchase order to placement.

III — Geography

Based in New York. Working nationwide.

New York: Chicago, Miami, Los Angeles, Nashville, Aspen, Charleston, Austin, Dallas, San Francisco, Seattle, Jackson Hole.

IV — Clients

Who we work with.

Residential developers.

Model units, sales galleries, amenity spaces, and furnished units, finished and photographed on a schedule that does not move. Our primary trade client.

  • Model units
  • Sales galleries
  • Amenity spaces
  • Furnished units

Interior designers.

You keep the design and the client. We take procurement, freight, warehousing, claims, and install day, and never present ourselves as the designer.

  • Procurement
  • Freight and warehousing
  • Damage claims
  • Install day

Architects.

Residential projects with no interior designer engaged. We work from your drawings to bring your vision to life.

Hospitality.

Boutique hotels, short-stay residences, and branded amenity floors. Contract-grade specification, volume purchasing, and OS&E, held to the same inspection standard as our residential work.

V — Process

From purchase order to placement.

  1. Brief.

Drawings, budget, timeline, and standards. We flag anything unrealistic before money is spent.

  2. Sourcing and presentation.

Selections from tested vendors, with specifications, lead times, and pricing.

  3. Purchase orders.

Placed once product is paid for, with confirmed ship windows.

  4. Receiving and inspection.

Every piece inspected, photographed, and logged. Damage is claimed while the window is open.

  5. Storage.

Held by project and billed monthly, so a delayed site is not a crisis.

  6. Site coordination.

COIs, freight elevators, delivery windows, and union rules, settled before install day.

  7. Delivery and placement.

White-glove crews deliver, assemble, place to plan, style, and take the packing away.

  8. Walk-through and punch list.

We walk the space with you and close out what remains.

  9. Project record.

Item list, condition records, and order history.

Fixed date? Say so at the brief, and we will specify toward stock and quick-ship product to protect it.

VII — Questions

Frequently asked.

What is FF&E procurement?

FF&E means furniture, fixtures, and equipment. Procurement turns a specification into a furnished space: purchasing, expediting, receiving, storage, delivery, and installation.

How much does FF&E procurement cost?

Sourcing is a flat fee by room or package, product is quoted per item, and logistics is billed by activity. Product is paid in full before orders are placed. The rate schedule is available on request.

Do you work with interior designers who have their own clients?

Yes, and that is most of our designer work. You keep the design and the client, and we never contact them.

Can we buy directly from your vendors?

No. Those relationships come from years of testing product, and they stay private.

Can we send you our own specifications?

We select final product from vendors we have tested, working to your vision and budget. Pieces you have already bought can join our receiving and delivery.

Do you have a minimum project size?

No fixed minimum. We will say plainly if a project is not a fit.

How long does a fully furnished model unit take?

Usually 10 to 14 weeks from brief to install. Specifying stock and quick-ship product shortens it.

Do you furnish amenity spaces and sales galleries?

Yes: lobbies, lounges, fitness and co-working spaces, and sales galleries.

Do I need a receiving warehouse?

If product arrives before the site is ready, yes. Damage found at a warehouse is a claim. Damage found on install day is a delay.

What does white-glove delivery include?

Delivery, unpacking, assembly, placement to plan, and removal of all packing.

Who owns the product before it is delivered?

Guildmark does, through freight, inspection, and storage. Ownership and risk pass to you on delivery.

Who is responsible if something arrives damaged?

We are, until delivery. Damage is caught and photographed at our warehouse, claimed with the vendor or carrier, and reordered, and you hear what it does to the schedule.

What happens if a vendor is late or discontinues an item?

We track every order against its ship window and bring you a re-sourced option when something falls through. No procurement company can honestly guarantee vendor performance.

Can we change or cancel an order?

Once an order is placed, vendor terms apply, and many custom pieces are final. We flag which items cannot be cancelled before you approve them.

Is Guildmark insured?

Yes. General liability and inland marine on goods in our custody. COIs are issued before any crew enters a building.

Do you work outside New York?

Yes, through vetted partner warehouses and crews, managed by us.

Do you also stage residential listings?

Yes. Staging is our other practice, and where our product knowledge comes from. For Brokers
